Lake Park began in the 1920s as Kelsey City, one of the first planned towns in Florida, and was renamed in 1939. Many homes here are modest single family houses from the 1940s through the 1960s, with single car garages, older doors and extension springs, and some doors are still lifted by hand. We often find springs that no longer match the weight of the door after earlier repairs, so we rebalance the door on every spring or cable job. What we do here
A torsion spring usually breaks with a loud bang, and afterwards the door barely moves. We fit a new matched pair sized to the weight and height of your door, rebalance it and test it by hand before the opener goes back on. Spring jobs typically run $200 to $500 installed.
Stripped drive gears, dead logic boards, sensors knocked out of line, keypads and remotes that stopped pairing. We repair what can be repaired and tell you when a new unit makes more sense. Opener repairs usually run $150 to $300, and a new opener supplied and installed runs $350 to $650.
A cable that frays or jumps off its drum lets one side of the door drop. We replace cables in pairs, swap worn rollers for quiet sealed ones and replace cracked hinges so the door travels straight and closes level.
If the door is hanging crooked or has come out of its track, leave it where it is and keep the opener off. We secure it, straighten or replace the bent track, rehang the door and check every bracket before we leave.
In Palm Beach County a replacement door needs a permit, an inspection and a Florida Product Approval for the wind pressure at your address. We take care of the permit and give your HOA the product sheet. Single doors typically run $700 to $2,000 installed, doubles $1,200 to $4,000.
We lubricate the springs and bearings, check cables and rollers for wear and rust, tighten loose hardware and test the auto reverse. A tune up usually runs $90 to $150 and catches most problems before they leave you stuck.
